5% Cash Back Mortgage

TD bank mortgage offers the 5% Cash Back mortgage.  This is a great product for first time home buyers with no down payment. TD mortgage offers this product in a bunch of term lengths.  The 5 year 5% Cash Back mortgage rate is usually 1.25% or more higher than their traditional 5 year discounted rate.  But with the no downpayment mortgage option no longer available this is the next best thing. You can pay the 5% down when purchasing your home but when your the purchase closes you get that 5% back. Therefore you end up paying 0% down on the mortgage at the end.

Multi Unit Residential Properties (5+ units)

TD Canada Trust Mortgage offers mortgages for rental properties with 5 or more units.  TD mortgage offers up to 75% financing on these types of properties.  But other lenders have the capability of offering up to 85% loan to value.

Other TD Canada Trust Mortgage Products & Terms Available

TD Canada Trust has traditional high ratio mortgages with only 5% down. They have rural mortgages, farm mortgages and you can get a home equity line of credit.

TD has fixed rate terms available in 1,2,3,4,5+ 10 years. Their variable rate is only available in a 5 year term.

Payment options are weekly, accelerated bi-weekly, semi-monthly and monthly.

TD Mortgage Prepayment options may not be as good as other lenders. You can double up your payments and you can pre-pay up to 15% on your original mortgage balance without getting a penalty. But we have other lenders which give you more flexibility like being able to pay 20%.
